Embracing Distressed Opportunities in Today’s Commercial Real Estate Environment

A myriad of formidable obstacles has opened up innovative pathways to success.

This year has brought about a prevailing sense of uncertainty in the commercial real estate sector, with headlines dominated by the challenges faced by commercial real estate and concerns about rising interest rates.

Many investors have elected to sit on cash, yielding competitive, risk-free returns. At this juncture, we find ourselves on the precipice of an era filled with new opportunities (and challenges) within the commercial real estate investment landscape, and we recognize that our investment strategy must reflect these developments. As such, we see this as a strategic moment to reimagine traditional approaches and capitalize on rare opportunities that arise once in a decade.

At Excelsior, we view this through the lens of opportunity. In our ongoing dialogues with our partners and steadfast efforts to gauge investor sentiment, we’ve worked diligently to evolve our investment model to account for the new dynamics of today’s environment. We recognize the importance of adjusting our investment thesis centered on cash yields to continue delivering the competitive returns we all aspire to achieve. Accordingly, we have shifted our focus to value-add opportunities that offer us the ability to drive NOI growth and, therefore, asset value independent of external capital market effects.

We’re attuned to the pulse of both external and internal dynamics, attesting to the authentic experiences within our own family circles. As a small business led by real estate investors navigating the market’s shifts alongside our investor community, we bring a distinctive perspective to the table. Our foundation is rooted in the expertise of principals whose families have thrived in real estate for multiple generations, seizing opportunities during times like today to secure distressed assets and build their portfolio. While we acknowledge the current challenges within capital markets, we view this moment in time as a strategic opportunity for acquisition. In fact, it’s a rare, once-in-a-decade chance to secure assets that others might approach with hesitation. We are seeing acquisition opportunities where the basis is uniquely low due to current market conditions, a scenario unimaginable in normal economic circumstances. While today’s real estate market differs from any period before, it serves as a testament to how even amidst challenging times, unique opportunities arise—particularly for families aspiring to cultivate enduring, generational wealth.

As we journey through the next cycle, we believe our unwavering discipline in adhering to our core principles will continue to present us with promising prospects, and we eagerly anticipate the opportunity to share these compelling offerings with our investor base.
