OUR INVESTMENT APPROACH

Our investment strategy primarily centers around two asset classes: flex industrial and medical office. Our focus on these two asset classes is due to certain fundamental real estate and demographic trends that we firmly believe will persist for the foreseeable future.

With respect to flex industrial, our strategy revolves around basic supply and demand fundamentals; there is an ever growing demand for space due to the growth of the service economy and the reshoring of certain industries, and there is a finite level of supply due to the high level of construction costs (flex rent levels simply do not justify new construction). Separately, we believe the demand for medical office space will continue to reach new highs as the baby boomer generation ages and as hospitals continue to offload non-essential services to off-campus locations. We focus on acquiring properties that offer investors healthy cash flow but are also poised to benefit from appreciation driven by these trends.

Westbrook III

Kansas City, KS

Westbrook III is a 98,507 square foot office building located within the South Johnson County submarket (the largest office submarket in the Kansas City MSA)

Originally constructed in 2002, the building was acquired by Excelsior in October 2019

Originally constructed in 1982 and renovated in 2016, the building was acquired by Excelsior in December 2020 with 64% of the tenancy made up by high-quality medical users
